What is ISfP? This is how the individual restructuring plan helps

Each building has its own potential for improvement, but there is often a lack of a clear plan. Energy-related renovations can be complex and confusing. With the individual restructuring plan (ISfP), this challenge is solved in a structured and efficient manner. In this article, you'll find out what it is and why it's helpful.
What is ISfP?
The individual renovation schedule (ISfP) is a structured guide for the gradual energy optimization of buildings. It is based on a building assessment and offers clear, prioritized proposed measures that combine energy efficiency, funding and sustainability.
Who is the ISfP intended for?
The ISfP is intended for private homeowners who want to energetically renovate their property and benefit from clear planning. It is aimed in particular at owners who, in addition to technical measures, also need a transparent cost analysis and information on funding opportunities so that they can implement their restructuring efficiently.
What content does the ISfP offer?
The individual renovation schedule (ISfP) comprises several important elements that provide homeowners with clear guidance. Content includes:
- Building analysis (current state): The energy status of the property is assessed in detail, such as primary energy demand, CO₂ emissions and potential savings.
- Package of measures with prioritization: Restructuring steps are divided into clear packages, which are prioritized according to urgency and efficiency.
- Timetable for implementation: A realistic time frame for the individual measures is defined, tailored to financial possibilities and construction conditions.
- Funding opportunities: For each measure, it is shown which funding programs can be used.
Here is a typical example:

The iSFP color scale shows the primary energy requirement of a building and ranges from dark green (very good energy efficiency) to dark red (high energy losses). It helps to record the energy status and plan the necessary renovation measures.

How is the ISfP created?
The ISfP is created in several structured steps, which enable a detailed analysis of the building and the planning of renovation measures. The process includes:
- Hiring an energy consultant: A qualified energy consultant is commissioned to prepare the ISfP.
- On-site analysis: The consultant carries out a detailed analysis of the building, which records the current energy status (e.g. primary energy demand, CO₂ emissions).
- Proposed measures: Based on the analysis, the consultant creates a list of restructuring measures, which are prioritized according to urgency and profitability.
- Cost and funding analysis: For each measure, the expected costs and possible funding are shown.
- Preparation of the recovery schedule: The ISfP is drawn up with a clear timetable for implementing the measures and an overview of the financial and energy goals.
- Handover to owner: The completed ISfP is handed over to the owner, who can use it to implement the energy-efficient and targeted renovation.
What does ISfP cost and how is it funded?
The cost of creating an ISfP is usually between 1,500 and 3,000 euros, depending on the size and complexity of the building. The preparation of the ISfP can be funded by the federal funding of energy consulting for residential buildings (EBW) with up to 50% of the eligible consulting costs. A maximum of 650 euros will be paid for single and two-family houses and 850 euros for buildings with three or more residential units.
Why is ISfP worthwhile?
The ISfP ensures clear, structured planning of the energy-efficient renovation. It helps to implement the right measures and save costs in the process. With ISfP, you can make optimal use of funding and thus reduce your financial burden. At the same time, you increase the energy efficiency and value of your home. The ISfP makes renovation easier, more sustainable and future-proof.
